Mechanical inspections are all the components of the house that do something mechanical such as: plumbing-all connections that are visible will be checked, electrical-all accessible outlets will be tested for correct wiring, the service or breaker panel box will be inspected for correct sizing and safe connections i.e. no more than one wire on each breaker, appliances will be tested including but not limited to garage door openers, all fans, stoves and/or ovens, toilets, showers, and dishwashers. The roof will be inspected if scalable we will look from atop the house, if cedar shake, tile, slate or other roofing type that may be damaged by walking on tthem we will view through binoculars for servicability. Structual Inspections cover the foundation, which will be examined for cracks and type of cracks will be noted. Some are non-structural and other are structural. If a crack is deemed to be one that appears to be structural in natural, we will recommend you consult a Structural Engineer. Also included in the structural inspection is the support system, such as the beams supporting the structure and the attic supports that tie the roof together and keep it from collapsing during heavy snow, rain or high winds. Structural inspections also include the siding, was it installed correctly, were the nails driven in too deep. This will shorten the life of the roof if not caulked or filled over and painted. The Termite inspection is being performed by a Missouri licensed inspector and non commercial applicator. We do not treat for Termites, so our report is not biased, just so we can do the treatment. We only inspect for termites and other pest. The Missouri liscense is reciprocal in Kansas or in other words, it is honored by the Kansas Dept of Agriculture as a valid inspection. |
